Planning a renovation in Pattaya: building rules, costs and timelines

What to sort out before work starts on a condo, house or villa in Pattaya, from building approval to comparing quotes.

1. Check your condo building’s rules first

In most Pattaya and Jomtien condo buildings the juristic office (building management) has to approve renovation work before it starts. Ask the office for its renovation rules early. They commonly cover:

  • Allowed working days and hours, which are often shorter than a normal working day
  • Noisy work such as drilling and tile removal, which may only be allowed at certain times
  • How materials and debris use the lifts, and whether the lift must be protected
  • A refundable damage deposit, and registration of the workers on site
  • What cannot be changed, such as structural walls, the facade, balcony glass or shared pipes

These rules shape the timeline and the cost, so a contractor should plan around them from the start.

2. Decide what the renovation is for

A home you will live in, a rental unit and a unit for resale need different choices. For a rental, hard-wearing and easy-to-replace finishes matter more than premium materials. For resale, buyers in Pattaya usually notice the bathroom, the kitchen, the floors and storage first.

3. What drives the cost

We do not publish fixed prices, because two similar-looking units can need very different work. The main cost drivers are:

  • Scope: one room or the whole unit, and whether walls or layouts change
  • Wet areas: bathrooms and kitchens need waterproofing, plumbing and more trades
  • Materials: tile size and grade, cabinet finishes, countertops and fittings
  • Hidden problems: leaks, damp, old wiring or uneven floors found after removal
  • Access and hours: limited working hours in condo buildings stretch the job

4. Realistic timelines

A single bathroom or kitchen is usually a matter of days to a few weeks; a full condo interior takes longer. Built-in furniture made in a workshop shortens the time spent on site. Allow extra time for building approval and for ordering tiles or fittings that are not in stock locally.

5. Choosing a contractor and comparing quotes

  • Ask to see photos of recent, real projects, ideally in a building like yours
  • Get the scope, materials, timeline and payment stages in writing
  • Check who supplies the materials and whether the brand and model are named
  • Agree how extra work found during the job will be priced and approved
  • Make sure there is one contact who answers in a language you are comfortable with

6. Renovating from overseas

Many Pattaya owners live abroad. Agree the scope by video call or photos, ask for progress photos at each stage, and arrange who holds the keys and deals with the juristic office.

Frequently asked questions

What affects the cost of a condo renovation in Pattaya?

The size of the unit, which rooms are included, whether plumbing or electrics move, the materials you choose, and the building's working-hour limits. A written quote after a site visit is the only reliable figure.

Do I need approval from the juristic office?

In most Pattaya condo buildings, yes. The juristic office usually needs to know the scope and dates, and may set working hours, rules for lifts and debris, and a refundable deposit.

How long does a condo renovation take?

A single bathroom or kitchen can take days to a few weeks. A full unit takes longer. Limited working hours in condo buildings and waiting for materials are the most common reasons for delay.

What should a renovation quote include?

The rooms and tasks covered, the materials and finishes, who supplies them, the timeline, the payment stages and what happens if extra work is found.
